Estimate of freehold value?
I own a leasehold flat that is one of three in a post-war conversion. My lease has about 80 years to run, and I own 1/3rd of the freehold with the other owners of the flats owning the other 2/3rds. How can I estimate the value of the freehold when selling the flat, which without the share of freehold is worth about £220k?
Answers:
Evaluating the freehold value is a tricky thing. Do you own a third of a freehold management company for all the flats, or is there some other arrangement where you own the freehold reversion in one of the other flats in the building?
I'd use the method for calculating a price as if I were buying the freehold from a different landlord.
