My girlfriend and i really want to get a mortgage but our credit rating is bad. any ideas who can help us?
We live in the uk. We live with our parents, we have about 2000 saved up for a deposit which isnt very much. We earn about 32000 together. we have debts too. and we would like to add these to a mortgage if its a good idea. we have heard that some lenders give five times your salary which means they should lend us about 160000. We have a debt of about 20000 between us and we are hoping we can put this onto your mortgage? is this possible? if this is possible we have seen property for about 130000-140000? can anyone suggest any lenders that could help us. Also does anyone know if its a good idea to buy a property from a auction? again i have a bad credit history, we are both in full time employment.

Are you in the UK, Have you tried Northern Rock - I have my mortgage through them for the same reason.
They are a high street lender & not one of these backstreet organisations.
Another plus side is to have a deposit - I got mine based on 100% so no deposit, the intrest is higher. Mke sure you do plent of shopping around & try to find a good reccomended independant finacial advisor if your still stuck.

companys will offer you a mortgage if you have bad debt but you will pay through the nose for it. ckeck out the net and see for yoyrself
a) Make sure you can actually afford the mortgage (if you get one) purely and simply because you have advised you have a bad credit rating, there is a reason for this!
b) Don't use one of them naff companies that advertise on TV coz they'll end up charging you phenominal amounts of interest (because you have a bad credit rating).
c) Might be best to save even more!
be careful, there are a lot of sharks out there.good luck
Be careful, dont rush into anything, and dont go with the first to offer you something. Watch out for the interest rates
you will have to speak to a mortgage adviser who should be able to arrange a loan however be warned he will charge you for arranging it and also the loan is unlikely to be with one of the big companies therefore the interest will likely be higher if they offer you interest only to keep the payment lower remember you will always have the debt to pay so try and obtain a repayment mortgage
cLEAN YOUR CREDIT UP OR YOU WILLPAY HUGE INTEREST , POINTS , AND FEES TO CLOSE ON THE DEAL . wE CHARGE PEOPLE WITH BAD CREDIT AT LEAST TWICE AS MUCH AS PEOPLE WHO ARE RESPONSIBLE , PAY THEIR BILLS ON TIME , AND DO NOT HAVE OVERDRAFTS . WE PASS ALONG LOWER COSTS TO OUR BETTER CUSTOMER AND LET THOSE WHO SCREWED UP THEIR CREDIT PAY FOR THE LOWER RATES TO OUR BETTER CUSTOMERS .

Good Luck.
It will really depend on how bad your credit history actually is, what I always do in cases like yours would be to get a full experian report to see what defaults/CCJs there may be and when. Almost all 100%+ lenders refuse people who have a less than perfect credit history, although I will soon have one that will offer it. It may also be worthwile looking around to see if there are any new homes builders offering a 5% deposit paid scheme as this may help.
The kind of mortgage that you are talking about (i.e. 5 x salary plus extra funds on top of the 100%) is offered by Northern Rock. Chances are, that if your credit history is not good, then they won't lend. I have online access, if you'd like me to try however.
Let me know if you need any further help.
There are 2 companies who will lend over the value of the property northern rock who wont touch you if your credit is as bad as you think, and mortgage express who will go upto 130% go onto their website and do an online Decision in principle or see a mortgage broker and let him do it for you if it accepts and the advisor charges a fee say thanks very much then go to the lender yourself, if the broker does not charge a fee let them do it as it saves you a lot of hassle and they will able to recommend a good solicitor.
I found a solution that worked for me. It might work for you too.
I had some pretty serious credit problems…some were not my fault and, I guess, a few were. I listened to the so-called “experts” who said they could fix my credit report and I spent money I didn’t have. I didn’t have any luck trying to get my credit report fixed.
I remember paying for the services that these Credit Repair Companies had to offer. The companies told me that they could have negative items removed from my credit reports without any problem, Yeah, right. This did not happen at all. Most of the companies wanted to charge me a set up fee anywhere from $39 to $299 for their services. Not only did they charge this set up fee, most of them also wanted to charge me from $29 to $49 monthly while they “attempted” to repair my credit report. These companies offered no guarantee that their services would actually work and, believe me, they didn’t.
I was about ready to give up when I found a lady who had been through the same thing and who had found a solution. She figured out how get all the negative items removed from her credit report within 3 months without paying anyone a penny. She developed a fast, easy, step-by-step process that she guarantees will work for everyone. She sells the complete plan with all the help and instructions for $47.00.
I know what you are thinking…”another $47 down the drain,” and that’s kind of what I was thinking too. But, I figured that since she offers a 100% money back guarantee I had nothing to lose.
Well, I tried it and it was amazing. I got all of the negative items removed from my credit report and my credit score went from 553 to 715 in only 3 months. All I can say is that it worked great for me. I suggest you check it out. You can always get your money back if it doesn’t work for you. If it works even half as well for you as it did for me you will never even think about asking for a refund.

Depends how bad your credit rating is. Would suggest trying Birmingham Midshires, who don't expect your rating to be perfect. Good Luck!
