Would a mortgage company send out a valuer to my house if it?
was not going to offer me a deal of some kind. Would they go to all that bother for a £50 cheque for the valuation.?

No they would not send a valuer and yes they would go to all that bother on the basis you would take up their offer and be in debt to them rather than someone else, remeber the intrest rate can go up as well as down and they hope you will be with them when it does!

Yes unfortunately. they send out their own valuer to value the property to ascertain for themselves if the property is worth what the vendor is asking for it. If their valuer decides that it is worth significantly less than the asking price/price offered then a mortgage might not be granted on the basis that if the property were to be resold soon after the purchase, you may be left with negative equity and therefore it would not be a viable investment. You should be ok if the property is being marketed with a reputable agent as any estate agent and you yourself can find out if the property is worth what they are asking by going round other agents and asking for comparables. good luck!
