how much do people charge these days for a room in a house roughly 12 foot by 8 foot in the south of england? do i need a contract or anything?

Whilst this is not classed as a shorthold tenancy you should get a contract to protect you and also to provide evidence of rent etc should you later need to take action in a small claims court.

Also if you are near public transport or have other good local facilities and services. i've no idea about rent in that part of England, but you should always have a shorthold tenancy agreement with a break clause after 6 months which lets you get out of the agreement without being liable for the rest of the rent. also if you're renting with other people make sure if possible that you're not liable for their rent if they don't pay and that you're only responsible for paying your rent and your share of the bills.
Rent is very expensive here in the South - you'll need 1 month's rent up front PLUS 1 month's rent as a deposit. You should reckon on a minimum of £1000.00
