Hot Water Issues, Boiler is running but then turning off!?

Right then I have 3 storey 2 year old house with a regualr boiler and hot water tank with a loft expansaion tank and cold water tank.

Centre Heating is working normally. The hot water runs on a timer and the hot water tank is set to about 60 C. When I manually turn the boiler on to heat the hot water the boiler turns on to heat the water for about 3minutes and then turns off. The hot water pump next to the hot water tank is still spining and the water is hot.

We are not sure if this is normally operation or not. But what happened was that the balancing valve next to the hot water tank was adjusted and we can't remember what the oringal setting was? After this the hot water was cold uptill after some playing around.

I am not sure what this valve does but it is not turned on very highly and the hot water is hot. What concerns me is that the tank is set to 60 or 70C and the boiler turns off but the pump is still on and I don't think that the water is 70 C. Any Ideas?

Maybe the hot water thermostat is knackered.
You may find that all is ok here - - remember, your boiler is heating water for radiators as well as the hot water tank, and the pump will run for either or both purposes.

It is usually the case that you have a motorised valve which directs water flow from the pump. to either the radiators, or the hot water tank, or both - depending upon which ones are requiring heat.

This means that even though the (tank) water is hot, the pump may well be still running to feed the radiators.

The balancing valve to which you refer, is i would think operated by a manual wheel-type handle, and would be located in the return pipe leading from the base of your hot water tank.
It's function is to reduce the amount of flow through the pipe.
What i do is to turn the valve wheel fully closed (clockwise), then fully open (anti-clockwise), counting the number of turns it takes.

If you open fully, then turn it 1/2 the number of turns clockwise - the water flow is halved, 3/4 of the turns and the flow is 1/4 etc..

In summer (when rads are not on) - i leave valve fully open, so that all water goes to tank - in winter (when rads are on) i turn it 3/4 way closed, so most water goes to rads, and 1/4 flow is enough for tank.

As to why the boiler switches off after few mins, it will switch off if neither your rads or tank need heating - and you did say your tank water was hot - - - - why is your tank water hot after only a few mins? - - either your water is already hot through previous boiler action, or you may find that you have an electric immersion heater fitted to the the tank (useful as a back-up).

However, you would not need this heater on if you are using the gas boiler to heat water / rads - - check whether you have an electric immersion heater, and if you have, and it's on ,,, then that is why your tank water is hot - your pump is still running however, because your rads are calling for heat.

Worth a look anyway.

sounds like the pump has gone , and if your boiler is lod then you will have to probably get a more modern system
