How long does it take to buy and move house?
we put the offer in and were accepted in June, its now August!!!
The chain is us, the people we're buying off and the house they are buying and thats it! Its been like 8 or 9 weeks! Is this normal?
Answers:
Yes it is. I have just moved, we had two houses in our chain and it took three months and it took three months the time before as well. It is worth the wait, though! Just make sure you are in frequent contact with solicitor and the agents for your vendor. In house moves, everyone makes a nuisance of themselves and keeps pestering, so don't be backward in coming forward.
It is good that you are being cautious, but don't worry about it too much.
Good luck!
thats like asking how many of you they need to screw in a lightblulb . no but seriously about 23 and a half hours
6 weeks minimum, so don't panic yet!
You should of specified a time line when you made the offer. That should of included times that you needed to get bank approval, inspections, repairs, and closing dates. I would say 8 or 9 weeks is normal. I once asked for a closing date 3-4 months out so my apartment lease could run out.
no I think it usually takes around 8 weeks maximum, maybe you should call your estate agent and tell them about the situation, tell them that unless you move soon you will pull out of the sale, (dont really do it) in this case upon hearing this they will, hurry up the process as this jepordises the money and commision they make.
Conveyancing needs to happen on the same day for all transactions. The solicitors are more likely to be on holiday at this time of year. Maybe someone hasn't got a mortgage agreed yet.
Everything takes time.
Seller has to be ready to move out.
Buyer has to arrange for financing.
Lawyers have to do TITLE SEARCH
Lawyers have to check code and other violations
Real Estate Agent has to miss messages, forget to return phone calls, then hopefully, show up to collect their HUGE fee. But they deserve a living too. Hopefully, your agent is representing YOU and not the SELLER. They should have warned you about getting an independent appraisal. About getting a home inspection.
You would not want to buy a flop-house that will cost you dearly to fix up.
I found that the lawyers involved when I bought my flat delayed proceedings quite a bit, but just cos they were not very proactive.
I had to keep chasing them to get them to do all the bits that they were responsible for.
I agree you must check you contract, are there any contingencies? Such as a Seller purchasing another property. Usually your contract will state an amount of days for the transaction to be completed. I would think that someone would of contacted you to extend, if your out of contract. Are you paying cash? If you are getting financing, has the property you are purchasing been appraised yet? Sometimes it can take 2 months just to get an Appraisal. Once an Appraisal is done, it could take a couple of weeks before the lender will have Loan Documents for you to sign.
First like I said check you Contract then check with your Real Estate Agent, Attorney or your Title Company.
It takes time and once it's closed it will be worth the wait and when you look back on it, it really won't seem like it was that long of a time.
