A friend of mine has planning permission but no builbing regs, what does he need to do to get them?

he was quoted another 1000 pounds by his architect to get this but I think thats way over the top

he needs to submit buidling regs plans to the council for approval before any work can start. If they don't reply within a given time ( specificed in the council rules ) you can start work anyway.

buidling regs for a reasonal extension ( 3 straighforward rooms) should be about £200. Complex stuff ( load baring loft extension etc) can be more but I'd say £500 would be the limit.

Its its a small job you can do the work under "building notification". This is where you get on with the work ( small job - en-suite etc ) and then call out the building regs person to inspect. That does leave you with the risk that if you don't have an approved drawing they could make you do some of the work again to thier specifications.

he needs to take a course on 'patience' . no seriously its all red tape, just ring the council and don't give up until you get the right information, dont necessarily go along with the architect!
Planning permission for what? Small extension or a house?
For small projects eg kitchen extension then i would recommend you get services of Architectural Technologist it will cheaper than a Architect ( look at your local yellow pages ). You will need services of a Architect if the project is big and complicated.

You should be able to look at the code books that are adopted in your area at the local building inspectors office or library. They aren't easy to understand unless you've had years in the construction industry. A local builder might be willing to coach you and give you pointers at various steps along the way for a reasonable fee, as long as you don't take too much of his time.
You can get leaflets on building regs from the council or library.

The thing is, if you draw the plans up yourself even if they are correct, sometimes the council wont accept them unless they are signed off by a qualified architect.
If it just this you need, a grand is way too much.
It sound s like he's trying to charge for the whole lot.
