Has anyone built on land that has a covenant on it relating to permission for building works&nwhat were costs?

the covenant is 25years old, and i cant contact the building company.

There is a lands tribunal, i think a lawyer would make an application for you, its not that expensive but the lawyer would charge maybe £150 per hour so it would cost maybe a few hours of her time, Maybe cheaper as the legal execs tend to do this sort of thing.
The sort of Covenants they will scrubout are really old ones like restrictions on brewing alcohol or processing meat which these days are dealt with by licensing laws. In the case of building restrictions there may still be valid reasons to keep the restriction in place, eg to preserve a protected architectural style and there is more reason to enforce the covenant in that case. It will help the lawyer ifyou can find out who, meaning which property, has the benefit of the covenant, it should be registered with the land registry.
If you have a covenant restricting building on your property, it is not possible to build on that property unless you can get that covenant revoked. You will need to speak to a land lawyer about this as it is quite specialised.
