Suggestions for areas/roads to live in near East Croydon Station?

I'm looking to move to the Croydon area and can anyone suggest some nice areas/roads that I should look for? I need to be near East Croydon station. Serious answers please - don't want to hear things like "Croydon's a *hit hole - why do u want to go there!) - Thx.

If you don't mind getting a tram to the station, I would head up towards Lloyd Park. Otherwise, anywhere off Cherry Orchard Road, towards Addiscombe. I live close to Lansdowne Road and it's pleasant enough, but not 'nice'.
Addiscombe is not far from the station and there are nice places to live around there.
